Deteriorating Roof Ventilators

The NCC's Deemed-to-Satisfy (DTS) pathway prescribes minimum natural ventilation opening areas, including the 5% floor-area provision for applicable spaces.

While this provides a defined compliance pathway, meeting the prescribed opening area does not necessarily guarantee effective airflow distribution. Opening location, building geometry and operating conditions all influence ventilation performance.

Roof ventilators often form part of a building's smoke hazard management system under NCC Section E, helping exhaust smoke during a fire.

These systems play an important role in managing smoke accumulation and supporting occupant safety and emergency evacuation.

Structural Damage: Prolonged moisture exposure can saturate insulated panels and corrode structural supports, increasing the risk of panel failure and compromising building integrity.

Operational Disruption: Replacing damaged panels in cold storage facilities can require significant downtime, resulting in unplanned shutdowns and costly interruptions to operations.
